How to get started:
Current market analysis: Determine exactly what
your current home is worth on the market. Too often we assume prices
based on “For sales” in the neighbourhood. A BIG mistake!
A current market analysis looks at the value of your property with
the additional features of your home in comparison to SOLD homes
in your area. We have the data bases and tools to allow us to determine
a fair market analysis so you KNOW what you have in equity and what
you can afford. Determine why you are putting it on the market,
and beware of people saying your home is worth so much more than
it is, remember the old adage if something sounds too good...We
price it correctly! If your house is on the market for a year longer
than it should be, in todays market the dream house you wanted to
buy went up by 20%.
So you meant to fix that drawer! This is the time when
all those little annoyances that you meant to take care of but have
learned to love as “character” HAVE to be fixed. A home
that has had all its “small little problems” corrected
is a home that shows well and sells rapidly. Buyers pick up on the
little details and wonder what else may be “hidden”.
Loose doorknobs, a cracked window, chipped paint are some of the
least expensive investments that yield a return many times over.
CLEAN SWEEP: Yes we have all seen the show or heard of
it, but bottom line is nothing makes a house nicer to show than
one with NO CLUTTER! We all go to friends' houses and ask ourselves
“How do they do it!!” be that person and it
has many perks! First your house will be more attractive and sell
quicker. Second, when it comes to packing it will make the job so
much easier and third, if you are paying someone to move you, do
you really want to pay for junk to be sent to your new home to clutter
it up? When in doubt throw it out! You will get a better price on
your home so it will pay for that rusty bolt or the printer you
would have fixed one day!
