How to get started:

Where to buy: Once you know what you can afford, the next thing to do is determine the area you are interested in and the type of home you want. Often this decision will be one of your most important decisions. This is where we can help you. You want the most home for the least money – don’t we all! Part of this however is looking at the entire picture and this is where a trusted professional comes into play. Additional costs like taxes, heating and renovations are major factors in your selection of a home that is more than just a house. Current market analysis: Another important factor if you are already a home owner, is to determine exactly what your current home is worth on the market. (Seller’s Guide). Too often we assume prices based on “For sales” in the neighbourhood. A BIG mistake! A current market analysis looks at the value of your property with the additional features of your home in comparison to SOLD homes in your area. We have the data bases and tools to allow us to determine a fare market analysis so you KNOW what you have in equity and what you can afford.

The wish list: often overlooked and key to this process is a proper itemized wish list with priorities so that when you are previewing a property or we are looking though new listings we can determine how well they fit your needs. Sometimes we are just stunned by a real charmer only to find out a year later we didn’t buy what we truly required. Again this is where we can try and bring focus to your emotional decision, lets face it buying a home is emotional otherwise it would just be a house, we just want to ensure it is the right home!
